10 days till closing, well, maybe....what a journey!

So way back in Feb. I drove to Nashville to check out the music scene, meet some people, and see if there were any interesting opportunities that might be suitable for me to set up shop.
I had recently lost my lease for the second time in less than 2 years, so I was looking for a change of scenery.
Besides the business, where I am has all but dried up.
So long story short, I had a blast in Nashville, meet some of the nicest, and most gracious people I've ever met....
And was shown (driven to by friends) many neighborhoods, and areas scouting for property that might suit a new studio / living situation.
While I was there I found this little place about 45 minutes out of Nashville proper, which of course made it affordable.
It had been recently restored from the ground up, everything is either NEW or totally rebuilt, inside and out!
Which for me, at my age is a beautiful thing!
So we put an offer in, and of course went back, & forth, with the owners quite a few times on price, until we finally agreed on a number.
That took about 2 weeks.
So far so good...
Then we started with the inspections, and what's code, and what isn't..
Foundation, Roof, Water, Electric, Termite, Radon, etc, etc,
Funny enough, although all redone, some of the stuff wasn't up to code.
Go figure.
The place is over 100 years old, so some stuff has to meet the new code guidelines, and other stuff is grandfathered in.
That took about 45 days to get sorted...
Then there is the tax thing....Since it was a Church since 1890 or so, no taxes were paid on this property...
Had to have special tax assessment by the state to come up with a number, another week or so.
Then there is the zoning thing, it wasn't zoned as residential, although it was LISTED THAT WAY by the real estate agency.
Funny enough, I was planning to have it changed to Mixed Use, but found out my bank loan needs it to be residential.
So I will keep it this way till I own it, then change it over.
But the change of Religious facility, to Residential, took a while...more time..
Now here might be the best of the hurdles we still have to climb...and this is a doooosey!
About three years ago right when Covid hit, I was told I had to move for the first time.
So I put a lot of stuff up for sale...
I had collected way more shit then anyone really needed to make a record, especially in todays recording climate.
So I sold 19 of my personal rare guitar collection, 57 of my over 100 vintage amps, many, many, pieces of outboard, including
27 pieces of some really rare vintage reverbs, springs, plates, delays, flangers, phasers, etc.
Monitors, speakers, 2 x IZ Radars, 16 channels of Daking 52270 mic pres, lot's an lots of stuff.
Most was sold locally via Craigslist, some on Reverb.
All the $$$ I received from these sales went into a safe in my house to be used exactly for the purpose of buying a place someday.
I even sold my Ferrari 512 TR, & my 2016 Miata Club racing edition...
The race track "Lime Rock" was just a few miles from me, so I would often go with the car clubs and race when I needed to clear my head from all the sessions
!
I thought, if I wasn't going to be in area any longer, I probably wouldn't be racing them anymore and could use the cash.
So now fast forward 3 years to about a week ago...
I've got 150k+ cash left to use as a deposit for the purchase of the Church.
Or so I thought.
With 10 days until closing, I was just informed, the CASH cannot be used as the deposit, since it needs to be seasoned,
(in the bank for a few months, with proof of where it was obtained)
Well, from Craigslist, items were paid for in cash, and picked up by the purchaser, no transaction reports.
Reverb, I do have proof of about $45K of transactions, but for some reason it isn't acceptable???
Nor is the two car sales? Why, I haven't a clue, and no one can really tell me anything other then it's not acceptable.
So now, I'm scrambling as I cannot close without this money, and the only way to do this is by receiving a "Gift" for the deposit.
And here's the kicker, it has to be from a blood relative...

My dad died in 2007, and my mom is 95 years old, and completely together, but I'm not going to even tell her wants going on, let alone ask her for $$$.
All that's left is my younger sister, and I doubt she has 100K cash in the bank lying around. Especially that she just purchased a $400K house in Texas last year.
It just keeps getting better and better.
And of course this is all due to the "patriot act"
Then literally minutes ago, I was told by my mortgage guy, that after the appraisal, they have NOT FOUND any reasonable "COMPS" in the area, so they can asses the true value of this home.
A "COMP" is a similar home in the area that they can use to figure out if what I'm paying for the home is a decent price, or if it's overpriced?
This is for the lender, as they won't lend you any more then what they think the house is worth!
Without a comparable property, there is no deal.
So close, and yet so far.
